Selling in Sacramento
Every experience is unique. I start with why you’re selling, then build the price, the timing and the plan around that.
Hosting open houses is my favorite way to showcase your home.
Listing your property to sell encompasses a lot of decisions and can vary widely. No two sellers will have the same experience.
The first thing I like to do is understand my clients’ motivations. Are you selling in order to move to a larger place or downsize? Are you hoping to close quickly? Or do you need a consultation of what you could do to make it more marketable in the future? Your unique situation will determine our strategy.
The next step is to set an appointment to see the property. I’ll come tour the property and personally explain the process, my marketing plan, and help determine a listing price. Not only will this help me see the condition of your property, but it’ll help us develop an action plan.
The marketing power of Coldwell Banker is top notch! I’ll explain all that my brokerage has to offer in terms of internet marketing, using the power of the MLS, our agent network, email marketing, open houses, mail, and other physical materials. All these resources encompass a comprehensive strategy to put your listing in front of the most buyers possible. More buyers = more offers = better results for you, the seller.
People will sometimes ask how I handle repair requests and other negotiations when representing a seller. Just like escrows themselves, each sale is a little different. The truth is that most negotiations depend largely on the market itself and the desirability of your particular property. No matter the type of market you’re selling in, I have years of experience representing my clients’ interests and work hard to handle all negotiations with tactful skill.
When thinking about the listings I’m most proud of, it’s not necessarily the ones that sold for the highest price or the most updated ones. Instead, I tend to think about the difficult ones that took many weeks of open houses to finally find a buyer. While there are many advantages to good marketing, you can’t replicate persistence and tenacity to achieve results.

Open houses I host myself
I love hosting open houses. I’ve met many of my own buyers this way.

How do you price a home in Sacramento?
I tour your home in person, study recent comparable sales in your neighborhood, and factor in condition, timing and the current market. We set the price together, with the reasoning on paper.
Will I have to make repairs?
You get to decide whether to make repairs. I will consult with you on the pros and cons of making any repairs prior to listing and during escrow negotiations.
How long will it take to sell my house?
It really depends on the market and the desirability of your property. We will work together to develop a strategy to meet your timing goals.
Can I sell my home and buy another at the same time?
Yes. I do this regularly for next-home buyers, with contingent offers, rent-backs or timed closings. See my next-home buyers page.
Do you really host the open houses yourself?
Hosting open houses is one of my favorite parts of the job!
“I never thought selling a home could be this painless and easy.”
“He knew exactly which agents had buyers who could handle the issues, and he made sure they saw the property.”
“Joseph took my biggest burden in recent history (selling an inherited property) and walked me through it, step by step, unburdening me in record time.”
