Living in Arden-Arcade
An unincorporated community of about 95,000 people between Auburn Boulevard and the American River, built mostly from 1945 to 1970, with everything from condos and starter homes to riverfront estates.
Where it is
Arden-Arcade is an unincorporated community in Sacramento County, east of the city of Sacramento and west of Carmichael, with Auburn Boulevard and Arcade Creek to the north and the American River to the south. Its ZIP codes are 95821, 95825 and 95864. With 94,659 residents in 2020, it is the second most populous census-designated place in California, and it includes neighborhoods such as Arden Manor, Mariemont and Sierra Oaks.
A short history
The land was once part of Rancho del Paso, owned by James Ben Ali Haggin from 1862 to 1905. Orlando Robertson bought it in 1905 and sold it off as farm tracts by 1916. Most of today’s homes were built between 1945 and 1970, when the area grew into a classic mid-century suburb.
Town & Country Village, which opened in September 1946, was the first suburban shopping center in the Sacramento area built around the car. Arden-Arcade has never become a city: a 2010 incorporation measure failed, 76% to 24%.
The homes
Arden-Arcade is largely a middle-class mid-century community, but its neighborhoods vary widely, from condos and ranch homes to the larger homes of Mariemont and the riverfront estates of Sierra Oaks.
