The house they walked away from
I was introduced to Kara and Rob through a mutual friend. After getting to know them, we started touring houses. We settled on one that had been recently renovated. Even though the house presented like new, it was important that we conducted inspections thoroughly. During the pest inspection, it was discovered that there was a significant amount of wood damage under the property, due to dry rot and termites. Not wanting to continue the transaction, Kara and Rob decided to cancel and keep looking. While it was a setback, I was pleased they didn’t buy something that would have required $20k in repairs off the bat. After touring more properties, they found one that fit their needs even better, with larger spaces for their growing family.
It’s not always the first house you find that’s the best one for you, but eventually you find the right house for you!

The listing that wasn’t for sale
I met Nicole and Victor at an open house I was listing in the Pocket. We hit it off immediately and I learned they lived in the Bay and were looking to relocate to Sacramento for the affordability, space, and schools. Being in a low-inventory market, it was difficult to find exactly what they were looking for: they wanted 4 bedrooms, single story, in a quiet area, for what they could afford. Seeing there were few options available, I recalled touring a property that had been on the market but didn’t sell. Even though the sellers had cancelled the listing, I decided to reach out to the listing agent to arrange a tour. Despite it being an off-market listing, we submitted an offer and got the ball rolling. Using my connections with my colleagues helped a lot, and so did understanding what both the buyers and sellers needed in order to make the deal work.
Thinking outside the box is what led to a successful transaction where everyone walked away happy.

The mold test worth paying for
I had the pleasure of meeting Cassandra and Dan at an open house and we immediately hit it off. They hired me on the spot to help them find a starter home for their growing family. After touring a few in Rancho Cordova, we ended up getting into contract on a three bedroom, two bath house. However, one of them explained they had a sensitivity to mold and wouldn’t purchase a property if there were elevated mold levels. Knowing my home inspector offered a mold test, we had one performed. It turns out, true to their fears, that there was some elevated mold lurking in the house. With that, we canceled the escrow and kept looking. After a few more weeks, we settled on a different property, larger, and on a better street. Best yet, there were no elevated mold levels in the second property! We closed out escrow, even earning some seller concessions for what we did find.
I’m excited to see how they improve the property!
