Living in Sierra Oaks

One of the first Sacramento neighborhoods built outside the city limits: a 1929 subdivision of large lots and winding, sidewalk-free lanes between Fair Oaks Boulevard and the American River, with close to 900 homes.

Where it is

Sierra Oaks sits in the Arden-Arcade area east of downtown Sacramento, in ZIP code 95864. The Sierra Oaks Neighborhood Association describes it as roughly Fair Oaks Boulevard to the north, Watt Avenue to the east, Howe Avenue or University Drive to the west and the American River to the south, and it covers close to 900 homes. Neighboring Sierra Oaks Vista is a separate estate area along the river.

A short history

The subdivision map was recorded in 1929, when Sacramento had about 110,000 people. Developers Chris Jones, Wilbur Brand and Frank “Squeaky” Williams called it an experiment in suburban living, since there were no developments outside the city limits at the time. They hired a St. Louis land planner, required 50-foot setbacks and 40 feet between houses, and sold the first lots for $7,500 to $10,000.

The first tract took in Crocker, Hopkins and Mills Roads. Hop fields and pasture surrounded it, and Fulton Avenue was still a dirt road. Many of the earliest houses were Normandy-style homes designed by Williams.

The homes

The original Normandy-style houses were joined over the decades by ranch, mid-century and Mission-style homes and newer custom builds. The lanes meander and most have no sidewalks, which keeps the semi-rural feel the founders planned. In Sierra Oaks Vista next door, county estate zoning requires lots of at least 30,000 square feet.

Prices and the market

Sierra Oaks is one of the higher-priced neighborhoods in the Sacramento area. Redfin’s median sale price was $990,000 for the three months ending August 2026, down 13.9% from a year earlier, with homes taking about 42 days to sell on average. With a small number of large sales each month, the median can swing noticeably from quarter to quarter.

Schools

Sierra Oaks is served by the San Juan Unified School District. Sierra Oaks K-8 School (171 Mills Road) sits in the middle of the neighborhood, and Rio Americano High School is on American River Drive. Confirm the assigned schools for a specific address with San Juan Unified.

Getting around

Sierra Oaks is a driving neighborhood: Walk Score rates it 42 for walking, 40 for transit and 51 for biking. SacRT buses run on nearby Fulton Avenue (Route 26) and El Camino Avenue (Route 23), and the American River Parkway trail is close by for walking and cycling.

Parks and local spots

Oak Meadow Park on American River Drive is the neighborhood’s park, with the American River Parkway just beyond it. For errands and dinners out, Loehmann’s Plaza and the Pavilions line Fair Oaks Boulevard along the neighborhood’s northern edge.

The school is part of San Juan Unified. It offers Spanish as a world-language elective. Its playfields double as open space for the surrounding blocks, and the neighborhood association counts the school park among Sierra Oaks’ shared green spaces.

    Oak Meadow Park

2734 American River Drive · Mission Oaks Recreation and Park District

Oak Meadow Park is a 5.5-acre neighborhood park on American River Drive, a few blocks from the river and the American River Parkway trail. It is run by the Mission Oaks Recreation and Park District and is open from sunrise to sunset, with a picnic shelter and playgrounds. Dogs are welcome on a leash.

The neighborhood association names it among Sierra Oaks’ most popular parks, and it is close to the American River Parkway, the trail system that follows the river through the Sacramento area.

    The Pavilions

563 Pavilions Lane, at Fair Oaks Boulevard · Since 1984

The Pavilions sits on Fair Oaks Boulevard between Howe and Fulton Avenues, along the northern edge of Sierra Oaks. Built in 1984, the open-air center covers about 77,000 square feet and is known for its upscale shops and restaurants, including Ruth’s Chris Steak House, Williams-Sonoma and Ristorante Piatti.

Just to the west, at Fulton Avenue, Loehmann’s Plaza adds everyday stops like Noah’s Bagels, See’s Candies and Jack’s Urban Eats, which has been there since 1998. Both centers are a couple of minutes from the residential streets south of Fair Oaks Boulevard.
