Most homes in Land Park were built between 1920-1940 and still retain their interior and exterior charm. Most of the streets are treelined and the major arteries lead to Land Park, where residents enjoy tree covered walking trails, a public golf course, Fairytale Town, and the Sacramento Zoo. Land Park is ideal for both its tranquility and proximity to downtown Sacramento.

Living in Land Park

Storybook homes from the 1920s through the 1940s, built around William Land Park, the great city park that holds the Sacramento Zoo, Fairytale Town and a public golf course.

Where it is

Land Park sits south of Broadway and north of Sutterville Road, with Freeport Boulevard on the east and Riverside Boulevard or Interstate 5 on the west, depending on the source. Most homes are in ZIP code 95818. Downtown and Midtown are just to the north, and Sacramento City College is across Freeport Boulevard.

A short history

The land was once part of John Sutter’s New Helvetia grant. Hotelier and former mayor William Land left $250,000 in his 1911 will for a public park, and the city used it to buy 238 acres in 1918. After a legal challenge, work began in 1922 on a plan by landscape architect Frederick Noble Evans. The golf course opened in 1923–24 and the zoo in 1927.

The College Tract was the first and most prestigious subdivision, and building was well underway by 1927. Most of Land Park’s homes went up in the 1930s and into World War II. The Land Park Community Association was founded in 1983.

The homes

The College Tract is known for Spanish Colonial and Tudor homes, including storybook cottages by designer Frank Williams and houses by Dean and Dean and Arthur Widdowson. Most of the neighborhood is smaller two- and three-bedroom homes, with estate-scale houses facing the park along 13th Street and duplexes along Riverside Boulevard. College Tract lots are generous for central Sacramento.

Prices and the market

Land Park is one of Sacramento’s most competitive neighborhoods. Redfin’s median sale price was $785,000 for the three months ending August 2026, down 3.7% from a year earlier. Homes typically went under contract in about 15 days, sold for about 1.5% over list, and about 41% sold above asking. Zillow’s typical home value was about $849,000 in August 2026.

Schools

Land Park is in the Sacramento City Unified School District. Crocker/Riverside Elementary (K–6, 2970 Riverside Boulevard) is in the neighborhood, and C.K. McClatchy High School (3066 Freeport Boulevard), which opened in 1937, is on its eastern edge. Check the assigned schools for a specific address with SCUSD’s School Finder.

Getting around

Redfin rates Land Park 68 for walking, 90 for biking and 43 for transit. SacRT’s Blue Line stops at Broadway, 4th Avenue/Wayne Hultgren and City College stations along the neighborhood’s edges, and Interstate 5 runs along the west side.

Parks and local spots

William Land Park covers about 166 acres, with the Sacramento Zoo, Fairytale Town, Funderland, a public golf course and the William A. Carroll Amphitheater. Smaller parks include Reichmuth, Cooledge, Argonaut and Bahnfleth. The Tower Theatre and Tower Cafe, Vic’s Ice Cream, Freeport Bakery and Taylor’s Market are neighborhood institutions.

Neighborhood events

The Land Park Community Association organizes a neighborhood clean-up day each fall and a free Meet Santa event at the golf course in December, and Fairytale Town hosts Super Halloween each October.
