Living in South Sacramento

A wide, affordable stretch of Sacramento southeast of downtown, framed here around two standout neighborhoods: Colonial Heights, a 1910 streetcar suburb, and mid-century Lawrence Park.

Where it is

South Sacramento covers a large part of the city across ZIP codes 95820, 95823, 95824 and 95828. Colonial Heights, about 700 homes in ZIP code 95820, runs from 14th to 22nd Avenues between Stockton Boulevard and 58th Street. Lawrence Park, also in 95820, sits west of Stockton Boulevard and north of Fruitridge Road.

A short history

Colonial Heights was founded in 1910 as “Sacramento’s Ideal Subdivision,” a streetcar suburb outside the city limits that promised artesian water, acre-sized lots and nine parks. The Central California Traction Company’s new line, which began service that September, included a Colonial Heights stop, and the neighborhood was annexed to the city in 1948.

In 2025 the City Council added six blocks of San Francisco Boulevard to the Sacramento Register of Historic and Cultural Resources for its double row of palms. Lawrence Park is a mid-century neighborhood, with most homes built from the 1940s through the 1960s around the park that gives it its name.

The homes

Colonial Heights mixes early-1900s bungalows with homes built over the following decades, while Lawrence Park is mostly mid-century houses. Recent Lawrence Park sales have ranged from about 800 to 1,800 square feet.

Prices and the market

South Sacramento is one of the more affordable parts of the city. For ZIP code 95820, which includes both neighborhoods, Redfin’s median sale price was $405,000 for the three months ending August 2026, down 1.1% from a year earlier, with homes going under contract in about 17 days. The 95823 and 95828 ZIP codes ran $428,000 and $450,000 over the same period. Zillow’s typical home value for Lawrence Park was about $388,000 in August 2026.

Schools

South Sacramento is largely in the Sacramento City Unified School District. Hiram W. Johnson High School (6879 14th Avenue) is in ZIP code 95820. Check the assigned schools for a specific address with SCUSD’s School Finder.

Getting around

Walk Score rates Colonial Heights 67 for walking and 77 for biking. SacRT’s Route 51 runs along Stockton Boulevard, and Blue Line light rail stations at Fruitridge, 47th Avenue and Florin are to the west.

Parks and local spots

Lawrence Park and Colonial Park, with its summer wading pool, are the neighborhood parks. Stockton Boulevard is the main commercial street: the 1940 Colonial Theatre sits just north of Colonial Heights, and the city’s Little Saigon district, designated in 2010, stretches along Stockton Boulevard to the south.

    San Francisco Boulevard

San Francisco Boulevard, Stockton Boulevard to 55th Street · Laid out 1910

San Francisco Boulevard is Colonial Heights’ grand entrance: six blocks from Stockton Boulevard to 55th Street, laid out as part of the 1910 subdivision with a double median and parallel rows of palm trees in the City Beautiful tradition.

In 2025, after an effort led by resident KC Schuft and backed by Councilmember Eric Guerra, the City Council added the stretch to the Sacramento Register of Historic and Cultural Resources, which protects the street’s design, including the palms. Mayor Kevin McCarty called it “an iconic street in Sacramento, with those palm trees.”

    Colonial Heights Library

    4799 Stockton Boulevard · Branch since 1922

The Sacramento Public Library has had a Colonial Heights branch since February 1, 1922, when it opened on 17th Street. In 1931 it moved into a Spanish bungalow-style building on 54th Street, and the current library at Stockton Boulevard and 21st Avenue opened in January 1989, combining the Mabel R. Gillis, Fruitridge and Oak Park branches.

The library has a seed library, a garden and a meeting room. It was closed for more than a year after a kitchen fire in July 2024, so check the library’s website for current hours.

5130 McGlashan Street · City park

Lawrence Park, a five-acre city park on McGlashan Street, is the center of the neighborhood that shares its name. It has a softball field, a basketball court, a gazebo, a play area and two picnic areas.
