About Midtown

Thinking about Midtown? Ask me about it.

If you like being in the middle of everything and walking distance to restaurants, bars, and Sacramento’s nightlife, then Midtown might be the spot for you! The original grid of Sacramento features Craftsman, Victorian, and high-water bungalows among mature trees, both of which have stood the test of time. Many cultural events take place in Midtown such as Chalk It Up!, Pride, and the monthly Second Saturday Art Walk. There is always something going on in midtown, and it therefore attracts younger people who want the excitement, as well as empty nesters and state workers who want to stay connected to what’s happening.

Living in Midtown

The historic grid just east of downtown, with Victorian and Craftsman homes, Sutter’s Fort, the Saturday farmers market and Second Saturday.

Where it is

Midtown sits just east of downtown on Sacramento’s original street grid. The city’s official map draws it from J Street to R Street between 16th and 30th Streets, while most locals use a wider definition running from the C Street rail lines to Broadway and from 16th Street to Alhambra Boulevard. The core ZIP code is 95816, with western blocks in 95811 and 95814.

A short history

Sutter’s Fort, which John Sutter founded in 1839 on the homeland of the Nisenan people, was the center of the first permanent European settlement in the Central Valley, and it still stands in the middle of Midtown. In the late 1800s, streetcars pushed new residential neighborhoods out past the original 1848 city limits, creating the historic pockets of Boulevard Park, Winn Park, Bungalow Row, Capitol Mansions and Newton Booth.

The homes

Midtown’s houses trace that growth. Italianate homes were most popular in the 1870s and 1880s, Queen Annes followed at the turn of the century, and Craftsman and Prairie-style homes filled in during the early 1900s, all under the mature street trees the neighborhood is known for.

Prices and the market

Redfin’s median sale price for Midtown was $782,000 for the three months ending August 2026, down 6.3% from a year earlier, with homes taking about 33 days to sell at about 99% of list price. Only a handful of houses sell in Midtown each month, so the median moves around. Zillow’s typical home value for its “Midtown–Winn Park–Capital Avenue” area was about $635,000 in August 2026.

Schools

Midtown is in the Sacramento City Unified School District. Washington Elementary (TK–5, 520 18th Street) describes itself as a Midtown school. Check the assigned schools for a specific address with SCUSD’s School Finder.

Getting around

Redfin rates Midtown 94 for walking, 99 for biking and 53 for transit. Light rail stops at the 16th Street, 23rd Street and 29th Street stations, marked bike lanes run throughout, and Business 80 runs along the east side.

Parks and local spots

Fremont Park and Winn Park are the neighborhood’s green squares. The Midtown Farmers Market runs every Saturday from 8 a.m. to 1 p.m. on 20th Street between J and K, with more than 200 vendors across five blocks.

Neighborhood events

The Midtown Association hosts Second Saturday on the second Saturday of each month from May through October, with an expanded farmers market, gallery openings and free movies in Fremont Park. Every Labor Day weekend, the nonprofit Chalk It Up! fills Fremont Park with its free chalk art and music festival, which reached its 36th year in 2026.

Landmarks

Around Midtown

  1. 01

    Sutter’s Fort State Historic Park

    2701 L Street · Founded 1839

Sutter’s Fort is where Sacramento began. John Sutter founded it in 1839 on Nisenan homeland, and from 1839 to 1849 it was the economic center of the first permanent European colonial settlement in the Central Valley. Its construction relied heavily on Indigenous labor, much of it coerced, a part of the fort’s history that is now part of how it is told.

Today the state historic park, between K and L Streets and 26th and 28th Streets, is a National Historic Landmark and, according to California State Parks, the oldest restored fort in the West. Check California State Parks for current hours and admission.

  2. 02

    Sacramento Natural Foods Co-op

    2820 R Street · Member-owned since 1973

The Sacramento Natural Foods Co-op has been member-owned since 1973. It started at 15th and Q Streets, moved to Freeport Boulevard in 1975 and to Alhambra Boulevard in 1989, and opened its current store on R Street, on Midtown’s southern edge, on October 12, 2016. The new store won a national Food Co-op Award for its design in 2019.

Open every day from 7 a.m. to 10 p.m., the co-op works with more than 700 regional growers and makers. It has a deli with sandwiches, a taqueria, pizza and smoothies, plus online ordering for pickup.

  3. 03

    Fremont Park

1515 Q Street · One of the city’s original park blocks

Fremont Park fills the block between 15th and 16th Streets and P and Q Streets, and it is one of the 10 original park blocks set aside in the City of Sacramento. Every Labor Day weekend it hosts Chalk It Up!, the free chalk art and music festival that reached its 36th year in 2026, and on Second Saturdays in summer it holds free movie nights.

In 2019, a Midtown Association push with the city and Verizon brought free public Wi-Fi to the park. The 16th Street light rail station is within a quarter mile.
