Living in Carmichael
An unincorporated community of about 80,000 people northeast of downtown Sacramento, founded in 1909 as farm colonies and known today for larger lots, Fair Oaks Boulevard and miles of American River frontage.
Where it is
Carmichael is an unincorporated community in Sacramento County, about 15.6 square miles in ZIP code 95608, with the American River along its southern edge. About 79,800 people lived here in 2020. Fair Oaks Boulevard, which runs between the two original farm colonies, is what the county calls Carmichael’s economic and social center.
A short history
Daniel W. Carmichael, born in Atlanta in 1867 and in California since 1885, bought about 2,000 acres here in 1909, a deal the Folsom Telegraph reported that October. That land, once part of Rancho San Juan, became Carmichael Colony No. 1 and was sold in 10-acre parcels for $1,500 each. Colony No. 2 added about 1,000 acres of the former Del Paso Rancho.
The area stayed largely agricultural through World War II, then grew quickly in the postwar building boom. The Carmichael Chamber of Commerce was founded in 1948, and the San Juan Unified School District was created in 1960 by merging six smaller districts.
The homes
Carmichael’s housing reflects that history. Postwar subdivisions sit alongside properties carved from the original 10-acre colony parcels, and some areas keep a rural residential character that neighborhood groups work to protect. Lots generally run larger than in the city of Sacramento.
